Before You Close: Essential Homebuyer Packet

Before closing on a home, don’t leave hidden issues to chance. This essential homebuyer packet outlines the must-ask questions, critical inspections, and tests to ensure you’re buying a safe, dry, and healthy property

1. Know What You’re Buying

Just like planes require complete logbooks (missing logs can drop value 10–50%), and cars demand a Carfax, your home needs a paper trail too—unfortunately, sellers don’t always provide one.

2. Must‑Ask Questions (Pre‑Offer)

  1. Water leaks and damage—tell me everything:
    • AC condensate pan overflows or duct leaks
    • Refrigerator, washing machine, or water heater floods
    • Plumbing drips under sinks or behind appliances
    • Roof leaks or flashing issues
    • History of drywall rot, insulation damage or warping
Follow-up: Was structural material replaced and properly dried?
  2. Appliance & system service dates:
    • Last replacements or servicing of HVAC, AC, fridge, washer, water heater?
    • Ask for invoices or service records.
  3. Roof age and condition:
    • How old is the roof, any past repairs or replacements?
  4. HVAC usage and duct maintenance:
    • Any long periods without AC (e.g. during vacations)?
    • When were the ducts last cleaned and sanitized?
  5. Odors or musty smells:
    • Have you ever detected mildew or humidity-related odors? What caused them, and how did you fix it?

3. Non-Negotiable Tests (Make Them Contingencies)

  • Moisture scan + thermal imaging:
Uses infrared + meters to find hidden moisture in walls/ceilings.
  • Intrusive mold inspection + air and surface sampling:
Must include opening walls or closets and swab/air testing—not just look at them.
  • HVAC/ductwork inspection and sanitizing
  • Plumbing/appliance leak check
  • Roof and attic inspection
  • Crawlspace/foundation moisture and mold check

4. Why This Matters

  • Mold plus building materials and bacteria = toxic, hidden mold that triggers health issues like asthma or autoimmune disease.
  • Expensive repairs and elevated health risks often follow missed moisture damage.

5. What to Do If Issues Are Found

  • Require fixes before closing
  • Renegotiate home price to cover remediation
  • Walk away if seller won’t comply

6. Fixer-Upper?

  • If you’re ready for a project, go for it!

If not, don’t skip any questions or tests. This packet is your roadmap to peace of mind—and a healthy, safe home.

Printable, brandable addition: I can format this packet into a PDF with your logo, contact info, and shareable checklist—ready in minutes.
